Intelligent Management Systems
The house will be controlled by the state of the art Management System which include all of the following:
- Electrical
- Heating
- Security
- Data
- Satellite Services
- TV
- Sound
The main control hub and switchboard is located in a cupboard in the study/fifth bedroom. There is a cable management and racking system which would allow for DVD, VCR, Sky decoder, home theatre system, sound system etc to all be located in one area but be accessed from any room in the house. It is possible to control the total house function by one super remote if required.
Electrical
This is controlled by a 'Lutron' system and can be programmed to owner requirements, an example is that the lights in the upstairs hall will automatically come on at night when anyone accesses the area but will only come on at 40% intensity. The light in bathrooms and ensuite can be programmed to only come on at 40% intensity at night.
The house can be programmed so when it is closed up you only need to push one button and the house can be put into vacant mode and it will automatically turn lights on and off and play music to give impression someone is occupying it.
The above is only a small example of what the system is capable of.
Heating (Under floor hot water)
This is also connected into the Management System. Each room is on a separate thermostat and individually programmed to the required temperature and time it will run. The diesel boiler is also wired into the system so it can be controlled remotely by phone.
Security
Integrated into the overall system. The sensors are also used to control lighting automatically when some areas are accessed. A beam activates exterior lighting when people access the property by the front drive. The system can be monitored by the local security company who can also provide manned patrols and provide a service of letting trades people into the premises and locking up after them if required.
Data
A local area network LAN can be accessed through the building from every TV outlet. This means high speed internet can be accessed from every room through the network, which if required can be supplied through an Ihug satellite dish. The wiring for this is in place.
Satellite Services
A satellite dish positioned in the utility area, is wired back to the control cupboard, this currently accesses free-to-air TV and music/radio stations and will allow for Sky decoder to be installed in the racking system if required.
Wiring is also in place for an iHug satellite dish which would provide high speed internet access if required.
TV
The building is wired to all rooms and is connected to the racking system and through to the satellite dish allowing access to all rooms as required.
Sound
The main living area/kitchen, second living area, study, master bedroom, ensuite and outdoor entertaining area are wired and have speakers. Each area can call up and play whatever they want independent of what is playing in another room. The second living area has two speakers but has been wired for a home theatre system if that is required in the future.
